Knocking Down Walls? Don't Knock Your Future Home Sale!

Updated: Mar 16

The Importance of Professionals in Internal Alterations

So, you're dreaming of a more open-plan living space? Knocking down a wall or two can transform your home, creating a brighter, more spacious feel. But before you grab that sledgehammer, it's crucial to understand that internal alterations, especially those involving structural changes, require careful planning and the expertise of several key professionals. Skimping on these services might seem like a way to save money now, but it could cost you dearly in the long run, even jeopardizing a future sale.

This blog post will walk you through the importance of involving Building Control, Structural Engineers, and Party Wall Surveyors in your internal alteration project, explaining their roles and highlighting the potential pitfalls of going it alone.

Why You Can't Just DIY It (Safely or Legally)

While some DIY projects are perfectly manageable, structural alterations are a different beast altogether. These changes can significantly impact the stability and safety of your home. Ignoring the necessary regulations and professional advice can lead to structural issues, safety hazards, and even legal complications down the line.

The Professionals You Need:

  • Structural Engineer:  These experts are the architects of your structural safety. They'll assess the existing structure, calculate the load-bearing capacity of walls, and design the necessary support system, such as steel beams or RSJs, to ensure the integrity of your home after the wall is removed. Their calculations are essential for Building Control approval.

  • Building Control:  Think of Building Control as the quality assurance team for your home. They're part of your local council and are responsible for ensuring that building work complies with building regulations. You'll need to submit plans and structural calculations for approval before starting any work. Throughout the project, Building Control officers will make site visits to check that the work is being carried out correctly. Upon completion, they'll issue a completion certificate, a vital document for your property records.

  • Party Wall Surveyor (if applicable): If the wall you're altering is shared with a neighbour (a party wall), you'll need to appoint a Party Wall Surveyor. They'll serve a Party Wall Notice to your neighbour, outlining the proposed work. The surveyor will then draw up a Party Wall Agreement, protecting the interests of both you and your neighbour and minimizing the risk of disputes. This is a legal requirement, not just a courtesy.

The Process – A Quick Overview:

  1. Consult a Structural Engineer:  They'll assess the project and provide the necessary structural calculations and drawings.

  2. Engage a Party Wall Surveyor (if applicable): Serve the Party Wall Notice to your neighbour(s).

  3. Submit Plans to Building Control: Include the structural engineer's calculations and any other required documentation.

  4. Appoint a Builder: Choose a reputable builder experienced in structural alterations.

  5. Building Control Inspections:  Throughout the project, Building Control will visit the site to ensure compliance.

  6. Completion Certificate: Once the work is finished and inspected, Building Control will issue a completion certificate.

The Risks of Skipping the Professionals:

  • Structural Issues:  Without proper support, removing a load-bearing wall can lead to sagging floors, cracks in walls, and even structural collapse.

  • Safety Hazards:  An unsafe structure poses a danger to you and your family.

  • Legal Problems:  Carrying out building work without Building Control approval is a breach of regulations and can lead to enforcement action.

  • Difficulties Selling Your Home:  When you come to sell, potential buyers' solicitors will request evidence of Building Control approval for any structural work. Without it, they may be reluctant to proceed, fearing hidden problems. This can significantly delay or even derail your sale. Mortgage lenders may also refuse to lend on properties without the relevant certificates.

Don't Gamble with Your Home!

While the initial cost of hiring these professionals might seem significant, it's a small price to pay for peace of mind and the long-term value of your property. Investing in expert advice and ensuring compliance with regulations is essential for the safety and structural integrity of your home and will save you potential headaches and expenses down the road, especially when you decide to sell. Don't risk your biggest investment – do it right, and enjoy the benefits of your newly renovated space for years to come.
